  • How much is the booking fee and what happens to it?

There is a £250 booking fee. If you cancel your room booking within 10 days of your booking then you will be entitled to a full refund. After 10 days, the booking fee is non-refundable. When your tenancy commences, the booking fee will convert into a refundable damage deposit. At the end of your tenancy a final inspection of your room will be carried out prior to your move out and any deductions are required they will be discussed with you at this point. Assuming the room and its belongings are in the same condition as when you moved in you will get your deposit back within 14 days after the end of your tenancy via bank transfer. All deposits are registered with TDS which is a government accredited Tenancy Deposit Protection Scheme provider.

  • Do I need to pay council tax?

No. If you are a full time student in the UK you do not have to pay council tax. You will however be required to provide a council tax exemption letter from your place of study which you will then send by post to the London Borough of Tower Hamlets Council tax department.

  • What is your payment procedure and do I need a guarantor?

If you have a UK based guarantor, you can choose to pay the rent in instalments. Guarantor needs to be someone in full-time employment. They must be able to provide a copy of their passport/Driving licence; two proof of addresses and sign the two copies of the tenancy agreement. The proof of addresses can be a recent utility bill; recent bank statement; Council Tax letter; recent payslip or Revenue & Customs letter. Your guarantor could be your Parent or Guardian for instance.

If you cannot provide a UK based guarantor then you can either use our Guarantor Services or choose to pay the full year rent in one-go before you move into the accommodation.

  • Can I smoke in the accommodation?

No. Smoking is not permitted in any area within 171 Kingston Road. You can smoke outside the accommodation in designated areas.

  • Am I allowed to have guests?

Yes. It is your home so you are allowed to have guests visiting you.

  • Can I cancel my contract before I move in?

No. Once the Assured Shorthold Tenancy (AST) has been signed by you, you are bound by the terms and conditions of the agreement.

CRM have arranged some contents insurance for you with Endsleigh, the No.1 student insurance provider. This cover does not protect laptops and phones or other items when you are outside your room. It is important for you to check this cover, so please follow the steps below to ensure you fully understand the protection provided.

Arbury Court is approximately a 15 minute walk from Kingston’s vibrant town centre.

Kingston is located on the banks of the River Thames and is just a 25 minute train journey to Central London.

Kingston offers a variety of things to do from art galleries, museums, theatre and music to parks and riverside walks, excellent restaurants and shopping. 

Kingston is also a great base for visiting other local attractions such as Hampton Court Palace, Chessington World of Adventures and Thorpe Park. If you like sport, you’ll also find that Kingston offers a good base for events in Twickenham and Kingsmeadow Stadiums, Sandown and Kempton Park racecourses.
