Prices & Booking
We manage bookings at Ladybarn House on behalf of our partners, Hello Student.
About the accommodation
- Can I move out early?
Yes but you will still have to pay rent for the full length of your agreed tenancy, even if you no longer live at The Ballet School.
- Do I have to pay Council Tax?
Students do not have to pay Council Tax, but you must inform the council that your are a student and apply for exemption as this does not automatically happen. It is the responsibility of every student to apply for exemption, your University/College or accommodation provider cannot do this for you, though we can help you!
- Can I live with my friends?
Yes you can share a flat, you need to let us know who you’re planning to live with. Provided we have the availability at the time of your booking, there shouldn’t be a problem. If you're looking to share a studio with a friend or partner you will have to book together. Please contact us for further information.
- Do I need a UK based guarantor?
You only need to provide a UK-based guarantor if you wish to pay your rent in three instalments. You do not need to provide a guarantor if you’re paying the full annual rent in advance. From 2014 we've teamed up with Housinghand who specialises in providing UK students and International students guarantor services. For more information, please click here.
- What happens to the £250 deposit? Is it refundable?
Yes, when you move in the £250 is put into a Government approved tenancy deposit scheme, it is returned 10 working days after the tenancy ends minus any agreed deductions for damages. This is discussed with you at a check-out inspection.

Living at Ladybarn
Being a Fresher in any city can be a bit daunting, but don't worry the CRM team have seen it all before and are on hand to guide you through it.
Our accommodation team can tell you everything you need to know, from which bus to take to which area serves the best kebab at 1am. Our team are also on hand to help with the more basic questions such as how the oven works (or how to make a Pot Noodle!).
Get to know your housemates and be yourself. You'll make great friends and you can all explore this great city together.
Making your money go further is part of being a student and in Manchester it's easier to do than in most other cities.
Great vintage stores sell branded goods from the 60's until the modern day, while Afflecks Palace is the home of indie and all that is cool, well worth a visit.
But it's not just the shopping, eating and drinking in Manchester can also be done well on a budget. The city boasts one of the largest Chinatowns and great bargains can be had in some of this area's supermarkets. And cheap drinks can be had in some of the student bars in Fallowfield where each one will offer a student night and cheap deals; just remember which one is on which night.
Pubs & Clubs
Where to start? The home of the Hacienda, the Stone Roses, Happy Mondays, the Charlatans, Oasis. If you want fun times and see some of the most cutting edge music then Manchester is your city.
Over 400 bars and pubs are spread across the city centre and that doesn't include the great bars by the universities. Pick a different one every day of the year and enjoy yourself.
Manchester provides something for everyone and everyone's budget. Just walk out of your accommodation's door and explore, otherwise, speak to one of our Accommodation Managers and find out where they recommend.

Speak to our Accommodation team and let them guide you through the myriad of choices.
Dining out in Manchester is a real pleasure. There's so much to choose from: Chinatown boasts great restaurants from cheap and cheerful to fine dining, whilst the Curry Mile in Rusholme is out of this world. You feel as if you could choose a different restaurant every night and never get bored. Fallowfield is a great student area in Manchester, full of vibrancy and life. There is of course some little gems hidden around the city, and finding them is what makes Manchester so a great city in which to be a student.
