Frequently Asked Questions

YOUR QUESTIONS ANSWERED

Got a question? Hopefully we can answer it here. If you still need help, please get in touch with a member of the team at the property you’re interested in.

Application Process

Yes, you need to let us know who you’re planning to live with. Provided we have the availability at the time of your booking, there shouldn’t be a problem.

Sure, just call the contact for your property and they’ll take your payment over the phone, securing your reservation.

You only need to provide a UK-based guarantor if you wish to pay your rent in three instalments. You do not need to provide a guarantor if you’re paying the full annual rent in advance.

Your booking fee is only refundable if we're unable to make you an offer of accommodation - in this case we'll return it in full.

Once you receive an offer of accommodation you will need to accept the offer by signing in to your account, confirming your payment method for your rent installment and any other charges.

You must then download, sign and return two copies of your tenancy agreement to the accommodation team (One to be completed by you and one by your guarantor.). You will also have to provide some proof of identity.

If you don't return these within the time-frame given and provide payment for the initial monies due by direct debit or credit/debit (as well as your signed direct debit form), we can't guarantee your accommodation.

We try to ensure we respond to you within 14 days of receiving your application.

About my Contract

Yes, you can usually extend your contract up to a total of 52 weeks - speak to your accommodation manager to confirm this.

Yes, but this would be subject to availability and may require your contract date and length being amended prior to you taking up tenancy. Contact your accommodation manager.

No. Unfortunately the tenancy agreement binds you and us legally to the period it covers - make sure you review it carefully before signing.

Unfortunately not, unless you find a replacement tenant.

You will still be liable for the rent due under the contract unless you or we can find another student to take it over. We can only try to find a replacement once all of our other rooms are full. If you find a replacement, we'll simply charge you a £50 administration fee and rent up to the time the new tenant contract starts.

Payments and Charges

Of course, a member of the team at your property will be able to give you our bank details.

Not usually. Your rent includes an energy allowance of £250 for the year which should more than cover your needs. If your usage goes beyond this you'll be charged, so make sure you avoid leaving lights or heaters on, and try not to waste hot water (you’ll keep your carbon footprint down too).

No, there's no hassle with water charges, they're included in your rent.

Most of our properties offer a broadband service with bandwidth management and a helpdesk included in the rent price. Please check the FAQ page within your chosen scheme for further details on connection fees, other charges and upgrade services .

You need to pay a booking fee to cover your reservation. It’s non-refundable, unless we’re unable to offer you accommodation, in which case we refund it to you.

Yes, if any payments are returned unpaid you'll be charged a £30 administration fee (your bank may charge you too).

My Accommodation

No. For everyone’s safety, smoking isn’t allowed inside the development. However, there are areas outside where you can smoke.

Yes, if you want to watch TV in your room. For more information on TV licensing visit www.tvlicensing.co.uk

Not if you're a full-time student. Hoorah.

Yes. All of our developments have a Welcome Guide which pretty much covers everything you need to know about your accommodation as well as useful tips and points of contact. You can find a copy to the right of this page.

There isn’t parking on-site – speak to your accommodation manager for parking options.

Just the essentials like bedding/pillows and cooking utensils (a couple of pots, pans, crockery and some cutlery would be handy too).

Moving In

Possibly. Your tenancy agreement may need to be updated. Get in touch with your accommodation manager.

No. You can’t move in until your rent and deposit have cleared. You need to have paid these at least 10 days before your tenancy starts.

Yes. It needs to be returned to your accommodation manager within 7 days of inspection (as stated in your tenancy agreement). The inventory also tells us where to send your deposit at the end of your tenancy, so it's in your interest to return it.

Moving Out

Yes. As a condition of your contract you need to be at your check-out inspection so we can agree if there's any damage that you maybe invoiced for.

We'll send your deposit back to you within two weeks of your tenancy ending, providing there are no sums outstanding.
