As one of the best run student accommodations in the area, the Sidings is excellent value for money and provides an ideal base for your first year at university. Whilst primarily available for first year undergraduates there are also places for postgraduate or international students and external visitors during the summer months. There are also a number of accessible medium and large rooms available.

Situated adjacent to Penryn Station, transport to Wood Lane Campus or Truro city centre is only 10 minutes away. The bus stop outside the main gate does a full circle to Campus, Falmouth city centre, local Penryn town facilities and major supermarkets. What more could you possibly need?

You must be over 18 to stay at The Sidings in normal term time due to the terms in our tenancy agreement which is signed by each resident and their guarantor (where applicable). In the summer holiday The Sidings are able to take families with adult supervised youngsters under the age of 18.

Please note that the tenancy agreement as signed by all tenants includes the following clauses:

10.27 Not to bring a car to The Sidings. There are only a handful of parking spaces at The Sidings which are reserve for disabled students and site staff. Any students found to be breaking this rule, or parking in the local residential areas, could risk having their tenancy terminated.

10.28 Not allow any visitor to park any car or other vehicle on the grounds of The Sidings. If disabled access is required then written authorisation must have been obtained from the accommodation office in advance.

Please note that no cars or motorbikes are allowed within the gates at The Sidings although you are welcome to unload on site when moving in or out. Parking on-site is restricted to staff, disabled students and trade visitors only. We are obliged by strict planning conditions which require residents to not park in the neighbouring local areas. Regardless of this obligation, The Sidings would like to point out that local Penryn town residents rely on the availability of on-street parking. Should a vehicle remain unmoved for long periods of time it would affect a local resident’s normal daily routine and could raise a complaint with police. If the vehicle is traced to a Sidings student, this person would then be found in breach of their contract and would risk eviction and/or administration charge. We implore you to be responsible when parking in the area if you are obliged to arrive by car. Temporary assistance may be available at the Penryn Campus; please refer to the campus security office for permission. The local council also provide a number of long and short stay car parks – please see here for parking information. Since the area is well serviced by public transport (trains, buses) and has a network of cycle routes we can recommend that a car is not necessary when studying at Penryn.

Yes, you are very welcome and we have a number of covered stores and secure storage exactly for this purpose. Remember to take a photo of yourself with your equipment and send it to us before you move in so that we have a record of who owns what!

Basic 2Mbps WiFi for up to three devices is included in your rent. You will be given instructions on how to connect upon arrival. We can offer upgrades to faster speeds and more devices at a cost. Please ask the Accommodation team at The Sidings once you have moved in.

Students do not have to pay Council Tax, but the council must be informed that you are a student and apply for exemption as this does not automatically happen. It is the responsibility of every student to apply for exemption, your University/College or accommodation provider* cannot do this for you, though we can help you!

*With the exception of Edinburgh College Residences.

Facilities and features can vary; typically you are provided with a bed, a study with a desk and a chair, bookshelves, wardrobe and plenty of storage. Bedding is not provided with each room as most of our students prefer to bring their own, however you can order bedding and kitchen utensils from our friends UniKitOut to be delivered to your room prior to your move in.


You only need to provide a UK-based guarantor if you wish to pay your rent in three instalments. You do not need to provide a guarantor if you’re paying the full annual rent in advance.

There is a £150 booking fee. When your tenancy commences, the booking fee will convert into a refundable damage deposit. All deposits are registered with TDS which is a government accredited Tenancy Deposit Protection Scheme provider. At the end of your tenancy a final inspection of your room will be carried out prior to your move out and if any deductions are required they will be discussed with you at this point. Assuming the room and its belongings are in the same condition as when you moved and you have provided your bank details within our Portal you will get your deposit back within 10 working days. If you cancel your room booking within 14 days of your Accommodation Offer then you will be entitled to a full refund. After 14 days, the booking fee is non-refundable.
